About Us – we have an excellent reputation for providing good, clean and well maintained accommodation. Many of our tenants come through recommendations from existing and previous tenants. Our fees are kept fair and reasonable covering the costs of the tenancy agreement, references, credit checks, renewals and inventory check-outs.
Tenant Fees – £120 inc VAT for each person on the tenancy. Renewal of tenancy £98 per property inc VAT. Check out fee at end of tenancy £98 per property inc VAT.
To secure the property we take a holding deposit of £250 which is refundable once the tenancy has been taken. Tenancy must be taken within two weeks of placing the holding deposit. Upon receipt of the holding deposit we cease marketing the property. Should the tenant decide not to take the tenancy once reference checking has began, the cost for the whole amount of the holding deposit is taken to cover those costs.
References – depending on the applicants circumstances, we will require at least two references which may include – work, bank statements, guarantor, landlord, accountant. We may also carry out a Credit check – if you have a County Court Judgement (C.C.J) do not apply. (None of our landlords take Housing Benefit).
Deposit – a security deposit for the equivalent of six weeks rent is required. This is returned at the end of the tenancy subject to all the terms of the tenancy agreement being carried out. Deposit monies are held by the Deposit Protection Service (D.P.S). This is government approved, independent company which resides over any deposit disputes.
Rents – are payable monthly and in advance by standing order.
Tenancy Agreement – an Assured Shorthold Tenancy (AST) for minimum period of six months.
